DOAS (Dedicated Outdoor Air System)
A DOAS unit draws in 100% fresh outdoor air, conditions and dehumidifies it, and distributes ventilation air throughout the building or zones that require ventilation. This ensures proper indoor air quality and humidity control — which is especially important in humid climates like Thailand.
When combined with other HVAC systems (like chilled-beam or VRF), the DOAS handles ventilation and latent load (humidity), while another system handles sensible load (cooling/heating). This separation of functions offers flexibility, improved IAQ, and often better energy efficiency.
VRF (Variable Refrigerant Flow) Systems
VRF systems are flexible and efficient — especially for projects requiring zoned temperature control (e.g. multi-unit residential or mixed-use buildings). They allow different areas to be cooled/heated independently, making them ideal for spaces with varying occupancy or load conditions.
Because VRF uses refrigerant to transfer heat, the system footprint can be smaller than water-based systems, which is beneficial when ductwork or pipe space is limited.


Chilled Beam HVAC Systems (Active & Passive)
Chilled beams use water-based cooling/heating delivered via ceiling-mounted beams — a highly energy-efficient method. Compared to traditional all-air systems, chilled beams often require 60–80% less ducted airflow, reducing fan energy, lowering operational cost, and enabling more compact or flexible floor/ceiling design.
When paired with a Dedicated Outdoor Air System (DOAS) for ventilation and dehumidification, chilled beam systems deliver superior comfort, better air distribution, quieter operation, and often lower maintenance needs.
Centralized vs Decentralized HVAC Systems
Depending on project size, use case, and budget, HVAC systems can be designed as centralized (single plant/air-handling for entire building) or decentralized (multiple smaller units, often per zone or apartment).
